Loans germany

Germany is a European country that lies in the west-central region of the continent. Germany is also a member of European Union and is also called as the Federal Republic of Germany. There are many reasons like economy, tourism etc that makes Germany one of the important nations in the continent.

As far as loans are Germany is concerned, it is no exception. All types of loans as found in other countries are available in this country also, though with different characteristics. There are many private lending institutions and other financial institutions that provide loans here. One of the various important types of loans provided in Germany is the student loan. Though Universities in various federal states are free for the students, many states are now planning to impose student fee of about ? from the year 1000. The student loans in Germany are provided so as to enable the students belonging to the lower classes to get higher education. Student loans in Germany are regulated by federal law called as Federal Education and Trainings Assistance Act or BafoG and this the term that is generally used for student loans here. School students, full time university undergraduates, part time university studdents, 2nd path education students, students getting admission in professional colleges etc are all eligible for the student loans. Apart from this, the parent income is also another factor that determines the eligibility of a student for the loan.

All the low income parents can get their children getting higher education by means of BafoG. The student loans are provided by various government owned agencies and financial institutons and some private financial institutions. It is very important to note here that in Germany, the student loans are provided in two measures. First half measure is a zero interest rate loan, which is repaid by the student when he starts earning income. Other half is provided as grant to the student, if the student is studying in University. In case, the student is a high school student, full amount of loan is provided as grant, depending upon student fulfilling all the eligibility criteria. Current student loan amount that is provided to a university student per month is about ? 521. It is believed that such measures taken by the government in Germany would prove very useful in the times to come as all the states have decided to impose various types of fee.

Home loans are other important types of loans in Germany. There are many characteristis of home loan market in Germany that makes it low performing sector. It is important to understand here than unlike other countries, real estate appreciation and housing boom has not been seen in Germany. Even the real estate sector and the housing loan sector is declinig here. The first reason that can be cited for such a situation is that for construction loans in Germany, the lock in period is about 10-15 years. Thus, a person that has taken the home loan etc is not able to get any benefit that may arise out of change in the home loan interests in the market. Huge lock in period has in fact restricted many people here from taking home loans from various lenders here. There are many people that have taken home loans at high rates in past and when the interest rates had declined globally, they could not benefit from that. This has created a negative force in terms of home loan in Germany. This is resulted in the slowing of real estate market that has been affected badly. As far as the eligibility criteria for the home loan is concerned, a person is required to provide at least 20% of the total home loan as margin in Germany. This has also restricted many people from getting the home loan, mortgage loans etc.

Another type of loan that is considered very important in Germany is the payday loan. The payday loans are the short term loans that are provided to the person up to his salary day, when they become repayable. The interest rate concerned with this type of loan is quite high and if not repaid at the first payday, this type of loan might create a problem for the borrower. In the present times, there are many people that are suffering badly because of payday loans. Many poor people in Germany have used payday loans for fulfilling their financial requirements. In Germany, there are many financial institutions that provide these loans without any credit check, and this has provoked many people to take fast cash. There are no documents that are required to be faced but the interest rates, penalties and fee that is applicable on the payday loans in Germany is quite high, even more than United States. In the present times, there are almost no restrictions on taking of payday loans and this has really worsened the situation.

As far as sources for different types of loans in Germany is concerned, there are many sources that can be contacted for getting home loans, mortgage loans, personal and payday loans, car loans etc. If a person is going for getting the Property Finance in Germany, there are some aspects that required to be understood properly. First of all, a person should have a absolute title on the property against which the finance is required to be raised. This is as per the common freehole law applicable in Germany and is recognized in the German Civil Code. A person is also required to show the land registry to the financial institution from where he intends to get the loan against the property. It is important to note here that in Germany, the land registry records facts about the land and the land owner for each parcel of land. Thus, any person that wishes to get property finance in Germany must be having this land registry. Another requirement is that he must be having Cadastral map that shows boundaries of the land.
